Hello!

Congratulations on making the decision to purchase a home! This is one of the most important, most expensive decisions you will make in your entire life! It is also the smartest decision one can make, especially with the current market we are in. In this packet you will find valuable information that will help you prepare for the purchase of your home.

On the last page, you will find references that I have used in the past for various stages of the buying process, please feel free to contact them, and make sure they know I sent you! Please do not hesitate to contact me if you have any questions! Thank you for letting me be a part of this exciting time for you and your family!

Sincerely,

Rachel Jones

Buyer Representation Agreement:

Once we have an opportunity to connect, I like to call this the “discovery” call, or “buyer consultation”. This is where we take the time to learn about each other, what is your timeline, preferences, budget, location, best way to communicate, etc. This is also a time where you learn about me as an agent, how myself and my team support your transaction, tips, and all the steps we take to ensure you get to the closing table. The way things have been for many years, is that the seller pays both the listing agent, and the buyer agent (me).

This norm has begun to shift and sometimes there will be properties that advertise that they will not be paying a buyer's agent, they will only pay some of it, or we have found you an off market property that does not want to pay the buyer's agent. In this case, it would be our clients responsibility to compensate us for the professional service fee. We will do our best to let you know in advance if this situation arises in any of the listings we take you to see. We understand a client may not have the cash to pay this fee as well as all the expenses that go into buying a home, therefore there are a couple options, you may either bring payment to the closing, or you may be able to roll it into your mortgage.

There are 2 forms that we are now required to review and send to you, the Mandatory Relationship Disclosure Form, and the Buyer Representation Agreement. We will review these forms in depth together to ensure you are comfortable and have a solid understanding of what they mean. At the end of the day, we are already working for you, and you do not pay us until we get you into a home, and ONLY if the seller is not compensating us.

Getting Pre-Approved:

This is the first step toward buying your home! A mortgage originator will run your credit and let you know what price range you will be approved for, therefore you should only be looking at properties within this price range. Be sure to notify me of who you have chosen as a lender, and have them send the pre-approval to me as I will need it to make an offer.

House Hunting:

I will set you up on an automated search that will send you new listings that match your criteria as soon as they come onto the market. I will also provide you with my personal Sierra Interactive Website that you can search from anywhere! You may search websites yourself such as Trulia, Zillow, New England Moves, Coldwell Banker, etc. However, those sites are anywhere from 10-30 days behind, therefore, if you see a property on one of those sites, please send it to me right away so I may check the status.

main

Making an Offer:

Once you find a property you like, I will write an offer that you must sign, and will send it to the seller's REALTOR®.

To make an offer I will need the following: (don’t worry, I have a template I will sent to you when we are ready to submit an offer)

  • Pre-Approval Letter
  • Deposit (earnest money which shows the seller you are serious about buying, I do not recommend going any lower than 2% of the purchase price of your home, I do recommend more, especially in a competitive situation, this deposit is applied to your mortgage at closing)
main

Negotiations:

Once the offer is submitted, the sellers agent should let us know if it has been accepted, if there are any questions, counter-offer or further negotiations.

Highest & Best Offer/Offer Deadline

  • In most cases because there is such little inventory, homes are getting upwards of 10 offers per listing, therefore most days of negotiating are over, we will have a deadline to submit our offer and we need to come with the best offer possible.

Counter Offer

  • The seller has received your offer, however they are going to request some changes to your initial offer, such as a different price, closing date, etc.

Denied Offer

  • The seller felt that the offer was not good enough, and did not want to counteroffer. At this point, you may submit another offer, which should be your “highest and best” (your strongest offer).

Accepted Offer

  • Both parties sign a Purchase and Sales Agreement, and the Earnest Money Deposit is due within 24-48 hours (wired is best when possible) which means both parties are now officially under contract. Once we receive the executed contract, your inspection period begins and we need to start scheduling.
main

Mortgage Application:

Once your offer has been accepted, and the Purchase & Sales Agreement has been signed by both parties, I will send the agreement to your mortgage lender, and they will send you a mortgage application packet that should be filled out as soon as possible. Explicitly tell your lender that you would like to “lock in a rate” as soon as possible.

Inspections:

Inspections must be completed 10 business days (exclusive of weekends and holidays) from the date of the sign Purchase and Sales Agreement. There are a few different kinds of inspections you might be required to have on your property:

Home Inspection:

  • This is the standard home inspection every buyer should complete to make you aware of any issues with the house, large or small.

Well Inspection:

  • If you have a well on your property you will want to have this inspected and your water tested

Septic Inspection:

  • If you have a septic system, you will want to have this inspected, ensure it is working properly, and has been properly maintained.

Radon Inspection:

  • This inspection is optional, it will test to see if you have high radon levels in your home. Elevated radon levels may cause health issues, but this problem may be rectified by installing a depressurization system.

Lead Paint Inspection:

  • This inspection is optional, there is a good chance that if your home was built before 1978 that you will have lead paint in your home. I will be providing you with an informational pamphlet required by law, it will help you decide if you would like this.
main

Request Repairs:

Once all inspections you have chosen to have are complete, we will consult, and determine what repairs or monetary funds we will be asking for from the seller, if any. For example, a broken window, you may ask the seller to replace the window prior to the final walkthrough or another specified date, OR you may try to determine how much money the window will cost to have it replaced, and have the seller bring that money for you at closing. Please note, in a competitive market, sellers are less likely to do many repairs or provide funds at closing.

If something major comes to light at your inspection such as structural issues, black mold, etc. something that causes you to not want to proceed with the purchase, you may back out at this time and get your full refund back.

main

Appraisal:

Once inspections are complete, we will notify the lender, the fee is approximately $600. The bank will then send a licensed appraiser to complete an appraisal report of the property. If the property does not appraise to the purchase price, you and the seller must re-negotiate the price. Sometimes this is discussed during the initial negotiation of the sale price, for example, “buyers will contribute $5000 towards the sale price should the property not appraise at the contract price.” If buyer and seller are unable to come to an agreement, this could cause the sale to terminate.

Secure Mortgage Commitment Letter:

Once inspections and inspections repairs have been completed, I will send the final negotiated terms to your mortgage lender, and they must provide me with a mortgage commitment letter by the date outlined in the Purchase & Sales Agreement.

This is a vital step, if the commitment letter is not completed and sent to the seller, you could lose your deposit. The most important thing you can do as the buyer is to make sure you are submitting any requested documentation to your lender as soon as possible.

main

Property Insurance:

Call an insurance agent, and tell them you need an insurance binder for your new property, this must be sent to the lender and closing attorney.

Closing Attorney:

Choose a closing attorney of your choice to represent you and complete your closing paperwork. I work with a team that does an amazing job and can recommend them to you

What are your costs? ***this will be discussed while we draft your offer, your lender can advise you what estimated closing costs may be, it vary’s based on your bank and purchase price.

Buyers commonly pay the following at closing:

  • Closing Costs
  • Prorated Property Tax and Utilities
  • Legal fee or title insurance premium

Final Walkthrough

This should be done as close to the closing as possible, even the morning of closing is possible to ensure the home has been cleaned out and all items in the negotiation of the sale remain intact and working condition as promised.

What Can I Do as the Buyer to Ensure We Make It to the Closing Table?

  • If you have a question, ASK!
  • Do not open any new lines of credit once your pre-approval has been completed, and stay up to date on all debt payments. Failure to do any of these could result in your mortgage not being approved. For example, don’t go buy all new furniture or a new car until AFTER your closing.
  • Provide your mortgage lender, underwriter, or attorney with all requested documents as soon as possible. Prolonged turnaround time may result in having your closing date pushed back.

Closing 101

The closing process finalizes the purchase of your home and makes everything official. You must bring a copy of your photo id, and your deposit (this may be wired). The closing, also known as settlement, is when your mortgage lender pays in full, and you receive the deed to your home.

main

Here are a few things you will receive at closing:

  • House keys
  • Garage door opener(s)
  • Deed to your home
  • Closing Packet

What can you expect?

The closing agent will look over the purchase contract and identify what payments are owed and by whom; prepare documents for the closing; conduct the closing; make sure taxes, title searches, real estate commissions and other closing costs are paid; ensure that the buyer's title is recorded; and ensure that you receive any monies due to you.

After the closing, make sure you keep the following for tax purposes:

  • Copies of all closing documents
